Residents forced out after North Miami apartment complex is condemned (includes video story)

Residents of a North Miami apartment complex at 11960 NE 19th Dr. are being forced to move out after the structure was deemed unsafe.

People living at the Sans Souci Estates Apartments began packing their belongings on Wednesday after the city posted unsafe structure notices on residents’ doors Monday, ordering tenants in 10 units to vacate the premises effective March 9 for their safety. 

According to CBS News Miami, the situation began after the complex owners failed to file their required 40-year recertification on time. 

In a statement, city officials explained that the vacate notices followed numerous tenant complaints and inspections. Building officials and outside engineers observed “unusual sagging in the floors of select units and cracks in the walls, floors, roofs and windows.” 

The city’s Building Department issued an unsafe structure violation on Dec. 22, 2025. City leaders say their goal is to protect residents and bring the building up to code. 

Resident April Lynch has lived in the apartment complex for six years and says she previously reported maintenance problems that were never fixed.

She and other residents said they received contradictory notices. Some were from the county and others from the property owner.

“We have notices that date Feb. 16, but we didn’t get them until March saying it’s an unsafe structure and we have to leave,” Lynch said. 

Lynch also says the homeowners association has not shared a clear plan, leaving residents scrambling to find somewhere else to live.

“We have nobody, just us moving our stuff out trying to figure out where we are going to go,” she said.

Hayes has an associate's degree in business management with a focus on marketing. She will graduate from the Lee Caplin School of Journalism & Media with a bachelor's degree in digital communication and media in Spring 2026.
